The office of BMR Advisors has emerged out of the resurrection of an existing warehouse in Parel, Mumbai, offering a contemporary interpretation responding to its historic context.
The Entrance - a double height glazed spine rendered with sandstone flooring and an iconic staircase, draws natural daylight into two levels of the office, minimizing the use of artificial lighting & energy. This spine doubles up as a gathering space (for events, group discussions etc.)
The inner volume of the Office is virtually limitless – it carries the eye vertically through the Axis Mundi of the Inner Court, and Horizontally across to the Entrance Spine through both the lower and upper levels.
The Open office over 2 levels has minimum false ceiling to enjoy the 14’-0” height, black cuduppah flooring and a random blue mosaic line radiating out of a central ‘heart’.
The business centre is finished with agglomerated marble, glazed partitions & false ceilings with indirect lighting for a corporate feel.
At the ‘heart’ is the Library - a double height with a ficus tree under a skylight, evocative of a ‘guru’ seated beneath a tree. The effort is to create a regionally sensitive interior environment while simultaneously engaging with the aspirations of contemporary global modernism.
The Terrace opens onto a Roof Garden, partly covered with a tensile roof over the Cafeteria which also acts as a thermal shield.
In all, an Office situated in the heart of the congested city – but surrounded with Terraces and filled with Silence & Light !
ZingyEdit: Volumes emerge out from this contemporary themed facade, segregated using a varied material palette. A huge glass block, enveloped by an asymmetric frame wooden panels, while at the front lies another block cl added using concrete panels with grooves.

ZingyEdit: A synchronized use of material palette has been inculcated , in here making each space resonate with the other one. The cantilevered stone-capped stairs, steal the show with their exuberant look. To break the elongated lobby-like look, glass has been used for providing abundant daylight within. Classy reception desk kept at the entrance.

ZingyEdit: Floating staircase riding over a single stringer have been clad with black stone. MS pillars, add the notion of rigidity at the entrance lobby. Bright hue of red adds to the vibrancy factor, to balance the neutral hues in the area.

ZingyEdit: An array of ergonomic workstations, placed in a symmetric pattern. To bring a sense of liveliness, asymmetric pattern of fenestration windows have been provided. of varied sizes creating an interesting pattern over the plain facade. Ceiling has not been given any, treatment, giving a raw look, with the HVAC installations.

ZingyEdit: Exuberating vibrancy, this conference room depicts transparency with the glass wall at one edge connecting the indoors with outdoors. Spiral designed pendant lights, suspended from the ceiling depict a classy look to the conference room, highlighting its importance. Even the furniture displays the ergonomic feature of comfort with upholstery.
